AdviserGood morning. So, you'd like to open a warehouse near Manchester. How much would you like to borrow?
Finance directorAbout €500,000. The rest we'll pay ourselves.
AdviserI see. Could I see your business plan and your financial statements?
AnnaOf course – here they are. Our cash flow has been very stable for three years.
AdviserVery good. We could lend you €500,000 over ten years at a fixed interest rate of 4.5%.
Finance directorAnd the collateral?
AdviserThe warehouse itself. The monthly repayment would be about €5,200.
AnnaThat sounds fair. We also need insurance for the warehouse and cargo insurance for our deliveries.
AdviserOur insurance partner can help. The policy covers fire, flooding and theft – with an excess of €1,000 per claim.
AnnaPerfect. Thank you for your time.

  • Then role-play a meeting at the bank: one person wants a loan for a small business idea (a café, a bike shop), the other is the bank adviser.
  • Ask about: the amount, the interest rate, the repayment period and the collateral.
  • Finish by asking: Does the insurance cover …?
